Rates & Pricing

How commercial cleaning is scoped and priced across Ontario — no mystery quotes, no surprise invoices.

How much does commercial cleaning cost in Ontario?

Commercial cleaning in Ontario is typically priced per square foot, per visit, or as a fixed monthly program. Office programs commonly range from $0.08 to $0.20 per square foot per service depending on frequency, scope, and facility type. Medical, industrial, and post-construction scopes are priced separately because they carry different labour and compliance requirements. We return a written, scoped price within one business day of your walkthrough.

Do you offer fixed monthly pricing or is it per visit?

Both. Most clients move onto a fixed monthly program once the scope is stable — one predictable invoice, one accountable contact, no per-visit surprises. For one-time work like post-construction cleans, floor refinishing, or move-in scopes, we quote per project.

What factors change the price of a cleaning program?

Price is driven by square footage, service frequency (nightly, weekly, bi-weekly), the number of restrooms and high-touch zones, floor types, security and access requirements, and any compliance documentation (medical, food-safe, WHMIS). Adding consumable restocking or day porter coverage is a line item you can turn on or off.

Is there a minimum contract length?

No. We work on rolling monthly agreements with 30 days' notice. You can step up or step down frequency as your needs change. One-time and project work is quoted separately with no ongoing commitment.

Are consumables and supplies included?

Consumable restocking (paper towels, toilet tissue, hand soap) can be bundled into your monthly program. Cleaning chemicals and equipment are always included in the service price — you never supply product.

Do you price multi-location portfolios together?

Yes. Multi-property accounts are scoped and priced as a single program — one standard, one invoice, one account manager across every location. Volume pricing applies when locations share the same scope and schedule.

Scheduling & Access

When crews arrive, how shifts are staffed, and how access and key control are handled.

What hours do your crews work?

Most office and commercial programs run after hours — overnight, early morning, or weekend windows that never touch your workday. Day porter coverage is available for high-traffic properties that need continuous touch-ups during business hours. Industrial and retail schedules are built around your production or operating hours.

Will I get the same crew every visit?

Yes. You're assigned a consistent crew and a single accountable account manager. Same faces, same routes, same standards — every shift. The account manager is your direct line for any scope or schedule change.

How do you handle building access and keys?

Crews are trained on your building's alarm, key, and access-control procedures before the first visit. Keys and fobs are logged, secured, and returned when a program ends. Locked-building protocols are documented per site, so there are no surprise visits and no unscheduled access.

Can you clean around tenant or patient hours?

Yes. We schedule around your operating reality — tenant hours in multi-tenant buildings, patient flow in clinics, production runs in facilities, and service times in religious facilities. The schedule is built around your building, not the other way around.

What happens if I need service on short notice?

Same-day response is available during operating hours for spills, incidents, and urgent scope changes. For scheduled work, we ask for 48 hours to adjust frequency or add scope so we can staff it correctly.

Do you service all of Ontario?

Yes. Probello Facility Services operates across Ontario, Canada — from the GTA out to surrounding regions. See our Locations page for the cities we currently staff.

Insurance & Liability

Vetting, liability, and the protections that come standard with every account.

Are your crews background-checked?

Yes. Every crew member is vetted and trained before their first shift. For facilities with elevated security needs — data centres, healthcare, education, government-adjacent sites — crews are briefed on your specific access, escort, and escort-to-area protocols before they enter.

Are you insured and bonded?

Crews are vetted, trained, and supervised, and every account carries liability coverage scoped to your facility type. Confirm the exact coverage limits on your proposal — we'll document the certificate of insurance your property or landlord requires before the first visit.

What happens if something is damaged during a clean?

Damage is rare, but when it happens it's reported immediately, documented, and resolved through our account manager — not buried in a shift log. Your account manager owns the resolution from report to repair.

Do you provide a certificate of insurance to my landlord or property manager?

Yes. We supply a certificate of insurance naming your property or management company as required before service starts. Additional insured endorsements are handled as part of onboarding.

How do you protect secure or confidential areas?

Secure areas — server rooms, records storage, labs, restricted clinical zones — are flagged during the walkthrough and cleaned under your escort or access protocols only. No crew enters a flagged zone without your documented clearance.

Protocols & Compliance

How work is documented, which standards are followed, and what proof you receive.

Do you document every visit?

Every visit is documented with a service record covering areas cleaned, chemicals used, and any exceptions. Supervisor-verified quality inspections confirm the standard on every shift — not just a punch list.

Which cleaning standards do you follow?

Office and commercial work follows standard janitorial best practices. Medical and healthcare scopes follow infection-control procedures aligned with Public Health Ontario guidance, including terminal cleans, color-coded microfiber, and EPA List N disinfectants with verified dwell times. Industrial scopes follow your site's safety and confined-space rules.

Are your crews WHMIS-trained?

Yes. Crews working with cleaning chemicals are WHMIS-trained, and chemical handling is documented per site. Healthcare, food-safe, and industrial scopes carry additional role-specific training.

Can you clean to health-code or food-safety standards?

Yes. For retail, hospitality, and food-adjacent scopes, food-contact surfaces and kitchen areas are cleaned to health-code standards with documentation ready for inspection. Confirm whether your scope includes kitchen or food-contact areas on your walkthrough.

What infection-control procedures do you use for medical facilities?

Exam, treatment, and procedure suites follow terminal-clean procedures. Color-coded microfiber prevents cross-contamination between zones, EPA List N disinfectants are applied at verified dwell times, and regulated waste is handled per your facility's waste stream. Bloodborne pathogen training is current on every clinical crew.

How do you handle hazardous or regulated waste?

Regulated waste is handled per your facility's existing waste stream and coordinated with your licensed disposal provider. We never remove regulated medical or hazardous waste from site — we document handling and hand off per your protocol.

Do you provide documentation for audits and surveys?

Yes. Service records, chemical logs, and inspection reports are available for every visit. For healthcare and audited facilities, logs are kept survey-ready so you can hand documentation to a surveyor without scrambling.
