Winter in the Greater Toronto Area leaves a specific signature on a building: chloride residue in hard floors, sand in carpet backing, and a film on interior glass that regular nightly service never fully clears.

The sequence that works

  • Neutralize chloride residue before any finish work — otherwise you seal salt in
  • Deep extract entrance carpet and the first 20 feet of traffic lane
  • Scrub and recoat lobby hard floors once residue is neutralized
  • Interior and reachable exterior glass, frames, and door hardware
  • Vent grilles, sills, and high dusting to reset air-carried grime

Time it before the leasing season

Prospective tenants tour in spring. A building that still looks like February in May is negotiating from a weaker position, and no marketing package covers a hazy lobby floor.
