Top 15 Commercial Cleaning Companies in the GTA (2026 Edition)
By Probello Facility Services · February 24, 2026 · 9 min read

Every building in this city has been burned by a cleaning vendor at least once. Great first month, glowing walkthrough, then three months later the washroom dispensers are empty, the night crew has quietly turned over twice, and nobody answers the phone before 10 a.m. So we built the list we wish existed when we were on the buying side.
Full transparency up front: we are Probello Facility Services, and yes, we put ourselves at number one. You would expect nothing less from a team that shows up. What we can promise is that the criteria below are the same ones we would hand a property manager to grade us against — and the same ones we would happily lose on if someone genuinely does it better.
How we ranked
- Accountability: one named account manager, or a call centre and a shrug
- Documentation: supervisor-verified inspections you can actually read
- Scope breadth: janitorial, floor care, post-construction, disinfection, day porter, exterior
- Response time: how fast a same-day escalation actually gets a body on site
- Compliance: WSIB coverage, liability insurance, WHMIS training, Vulnerable Sector Checks where required
- Retention: whether the crew servicing your building is the crew that started it
Anyone can clean a building once. The ranking is about the 200th night.
1. Probello Facility Services
Ontario-wide, GTA-first, and built around a simple rule: nobody should have to chase us. One accountable account manager per client, supervisor-verified quality inspections after every service, and a scope that spans daily janitorial, floor care and salt-stain recovery, post-construction rough-to-final cleanup, electrostatic disinfection, day porter coverage, and exterior work. Free walkthrough, written scope and price back within one business day. Where we win is boring and unglamorous: consistency in February, crews who know your building, and a phone that gets answered.
2 through 15: the rest of the field
The remaining names below are the operators most often shortlisted by GTA property managers, offices, clinics, industrial sites, and faith facilities. Rather than pretend we can audit a competitor's night crew, we describe the category each one tends to serve best — that is the genuinely useful part when you are building a shortlist.
- 2. National multi-site janitorial firms — strongest fit for portfolios spanning several provinces where uniform reporting matters more than local nuance.
- 3. Large regional janitorial contractors — deep bench, good for towers over 200,000 sq ft with in-house building operations teams.
- 4. Healthcare-specialist cleaning contractors — infection-control-led programs for clinics, dental, and diagnostic imaging space.
- 5. Post-construction and final-clean specialists — best for one-off handover deadlines rather than ongoing programs.
- 6. Industrial and warehouse cleaning contractors — dock-to-dock dust control, high-bay work, shutdown cleaning.
- 7. Floor care and hard-surface restoration specialists — strip, seal, burnish, terrazzo, and stone restoration.
- 8. Window and exterior building maintenance firms — high-rise glass and facade programs on a separate cycle.
- 9. Franchise janitorial networks — broad coverage, quality varies by individual franchisee, so vet the local operator, not the brand.
- 10. Boutique office cleaning companies — nimble on small downtown suites and creative offices under 10,000 sq ft.
- 11. Green and eco-certified cleaning providers — for LEED and WELL programs with certified-product requirements.
- 12. Day porter and hospitality-style service providers — daytime presence, lobby polish, tenant-facing coverage.
- 13. Disinfection and remediation specialists — outbreak response, biohazard, and contamination events.
- 14. Property-management-affiliated in-house teams — cost-effective in a single owned asset, harder to scale.
- 15. Independent local crews and owner-operators — the best value in a single small facility, provided insurance and WSIB documentation checks out.
The five questions that expose everyone on this list
- Who is my named account manager, and what is their direct number?
- What does your inspection record look like — can I see a real one from another site?
- What is your crew turnover on accounts my size, and who covers a call-out?
- Show me current WSIB clearance, liability certificate, and WHMIS training records.
- What happens at 7 a.m. when a tenant walks into a mess — describe the last time that happened.
Any vendor worth hiring answers all five without flinching. If a rep gets vague on question three or four, you have your answer, and it does not matter where they placed on anyone's list.
