Multi-Tenant Common Areas: Writing a Standard Everyone Can Point To
By Probello Facility Services · July 28, 2026 · 6 min read

Common area disputes are usually definition disputes. One tenant thinks lobby glass should be spotless at 4 p.m.; the contract says glass is cleaned nightly. Both are right, and the standard is missing.
Make the standard measurable
- State the condition, not the activity: 'no visible handprints on entry glass during business hours'
- Define who resolves midday issues and within what response window
- Set inspection frequency and who signs the record
- Publish an escalation path tenants can actually use
Inspections make it real
A supervisor-verified inspection on a set cadence, shared with property management, converts a vague expectation into a tracked metric. Complaints then become data points, not arguments.
