Post-Construction Cleanup Checklist: Rough, Final, and Touch-Up Explained
By Probello Facility Services · February 25, 2026 · 7 min read

General contractors lose handover dates to dust more often than to trades. The fix is sequencing: post-construction cleaning is three distinct phases, each tied to a point in the build, and skipping one guarantees callbacks on the deficiency walk.
Phase 1 — Rough clean
Performed after framing, drywall, and mechanical rough-in, before finishes land.
- Remove construction debris, offcuts, packaging, and banding
- Sweep and shop-vac all floors, stairwells, and mechanical rooms
- Broom-clean concrete and clear debris from window channels and floor tracks
- Wet-wipe drywall dust from mechanical and electrical rough-ins
Phase 2 — Final clean
The detail phase, after paint, flooring, casework, and fixtures are complete. This is where the majority of hours belong.
Interiors
- High dust: ceiling grid, diffusers, sprinkler heads, exposed structure
- Detail wipe of walls, doors, frames, baseboards, and casework interiors
- Adhesive, paint overspray, and label removal from glass and hardware
- Fixture and switch plate cleaning, light diffuser wipe-down
- Floor treatment per finish: scrub and seal, initial coats, or extraction
Washrooms and kitchens
- Full fixture detail including under-rim and mounting hardware
- Grout haze removal and initial sealing where specified
- Mirror, partition, and dispenser polish
Glass and exterior
- Interior and accessible exterior glazing, frames, and tracks
- Entry canopy, sills, and thresholds
- Site sweep of loading, walkway, and parking areas
Phase 3 — Touch-up clean
Scheduled immediately before client walkthrough or tenant move-in, after deficiency trades finish. Expect settled airborne dust, new fingerprints on glass, and fresh debris from punch-list work.
Dust settles for days after the last trade leaves. A touch-up pass the morning of handover is the difference between a clean building and a clean-looking building.
Scheduling and crew scale
- Book the final clean against the flooring completion date, not the handover date
- Confirm crew size in writing — a 40,000 sq ft final clean is not a two-person job
- Verify WSIB coverage, liability limits, and site safety orientation
- Require a supervisor walkthrough with a signed deficiency sheet
